** Annual dues for 2024 are $175.00 **

Proposed Dues for 2025 will be $218. (Dues for 2023 were $140.00. Dues for 2022 were $112.00.)

The Association will be doing a $200.00 Special Assessment beginning June 1, 2023. The Special Assessment will help with the following for the HOA.

1. Build a cash reserve.
2. Have the ability to pay for full lawn care maintenance of Spring Street to include new flower/bushes replacement and full mulch services.
3. Additional holiday lighting at the main entrance.

Annual dues are due July 15 each year and will be considered late July 16.
A late fee of 16% per annum will be charged for dues that are outstanding.

What are the HOA dues used for?

THE DUES HELP PAY FOR THE LAWN MAINTENANCE OF SPRING STREET AND THE OUT LOT AT 188TH & BARBARA, OPPD AND MUD BILLS FOR ELECTRICITY AND WATER USAGE ALONG SPRING STREET, HOLIDAY LIGHTING ON SPRING STREET, AND PROFESSIONAL PROPERTY MANAGEMENT FEES. FOR 2023, THERE ARE INTENTIONS TO PLACE NEW FLOWERS AND BUSHES IN THE FLOWER BEDS ALONG WITH CONTINUED UPKEEP OF OUR COMMON AREAS ALONG SPRING STREET.

WestBay woods 2 has one of the lowest, if not the lowest, hoa dues in west omaha given the valuation of the homes in the neighborhood. it is the board’s goal to bring spring street back to its glory days of upkeep and beautifulness. please bear with us during this time as much planning and coordination is put into this effort.
